What I can see is that there is a lot of momentum now happening in the city from a job gowth, employer base, and recognition of it being seen as an upcoming business center that I think is causing migration of the type of demographics / segments that tend to lift cities with time.  

Keep you momentum, and I aspire to be right on your heels.

With constant pressure over time you build momentum and soon enough it moves with almost no effort. 

It starts slowly and follows the bell curve gaining momentum and then drops out from under everyone.

Get in the game and start creating momentum

Etc..I ask because I'm wondering how best to get started with a 50k startup and create an upward momentum for subsequent investments.

I am only increasing the momentum of new restaurant openings and have recently added another brand to my portfolio so we will have multiple units opening next year...the depreciation I take on these will continue so deferring until next year for the refinance will be of little benefit. 

But lenders too, must develop processes to determine who is "serious" and who is not and it's not up to a potential borrower to do the lender's job or develop those processes for them.Obviously, any deal can fall through, even when both sides have integrity.

There seems to be some momentum moving to some Pleasant Ridge areas.

That would definitely get some momentum going!
