Then separately I calculated the appreciation against each home value observation in the ZHVI dataset against its value 10 years earlier for each month.

Recently it has gone non-performing and is over the four month mark.

Trenching, utility connection charges and etc. add a huge cost handicap which makes the economics unworkable in almost every case. 

We owe $154k on the property and the interest rate is 4.25%, the monthly mortgage is $1050 with taxes and insurance.

We are in the last month of 2024 and usually in December and around January through March properties tend to pop up faster.
