Some investors / flippers of very inexpensive vacant land do self-close, where the cost to close with a title company (most often requiring that you purchase title insurance, which comes with a minimum cost just for issuing a policy) approaches or exceeds the monetary value of the land. 

It is only for suits involving monetary damage. 

Any one who advises that you keep or transfer Title to your names to obtain lending then transfer it back (horrible) are obviously residential lenders.

If they are reasonable, there shouldn't be an issue.I would advise to add a clause to your lease about extra people living in the apartment.

More often than not, this task is completed by the settlement agent or escrow agent, but a prudent buyer would ensure compliance.Foreign investor selling as part of a 1031 exchange – When the foreign investor is selling as part of a 1031 exchange, that investor is advised to submit Form 8288-B as soon as they have a contract for the sale of that property.

If there are things of value - monetary or sentimental - then I may choose to haul those to storage.
