Basically an informal audit of ones portfolio.This could be as simple as creating a few benchmarks (specific ratio of expenses, total PM fee ratios, vacancy rates and duration,etc)As much as one could assume they have a well oiled portfolio, an outside investor could find areas of improvement.

You don't hire a basketball coach to improve your shooting skills without first playing the game to see if you like it.

Identify areas with characteristics that will drive demand....accessibility, good schools, neighborhood amenities that improve quality of life (parks & recreation), quality retail/commercial etc. 

An inspection is more than the building which could be demolished, remodeled or otherwise improved. 

Try a few more things to improve your bookings before calling it quits.

Finding motivated sellers who may not have advertised their properties yet might be facilitated by doing this.Buy, Rehab, Rent, Refinance, Repeat, or BRRRR: Look for homes that require work, make the necessary improvements, and then refinance to recover your initial investment.

Also I would check the return on investment, if you were to make those improvements.
