Unless you're the head of the largest corporations on the planet (or a billionaire), you don't get to make social rules. 

Now I am the WORST landlord on the planet no one is worse than me..

And again, there's no legit reason to not go see it if all it takes is a planet ticket (which is not very costly compared to what you are spending on the property or may lose on a bunk investment) and a weekend.

@Rob Bianco I have a strong opinion on vacancies and lowering rents as I have dealt with both and come to this conclusion.All 7.7 billion people on our planet want to live in a nice place. 

I think the grass is always greener. 

Account Closed  Dominate your local market  grass is not always greener if your getting 18% net returns why go anywhere else.. to get those returns in others markets will put you squarly in the HOOD

I have heard of people in California leaving for greener pastures.  

Other times when things are greener it’s great to roll your fees into equity.I agree about management, that’s a service that they would have to pay for regardless.
