Do you furnish to the seller a copy of the full inspection report?

And since my cousin occupies it now he's leaving most of the furniture and the repairs are already underway so once his lease ends all I have to do I furnish it and it'll be ready to list two days after he moves out.

Otherwise get the freshest comps that are closest in location, that most closely resemble your property and make adjustments as necessary to make them as alike as possible.

If you are having trouble getting buyers there you could try an open house and/or furnishing some rooms.

I've furnished and hosted at 10 different properties, from studios to 2-bedrooms.

Once the whole house was fixed and furnished, I moved out completely and now it cash flows nicely.So for you, I guess the question is "What is your final goal?".  

Here are few facts and my thoughts on the deals, and I can furnish more if required.

Tip - if the listing agent has professional pics of the house without furnishings, ask if you can get copies for your marketing listings  :-) If you have any questions, don't hesitate to ask.
