She was able to issue me this letter once I filled out the form to request a demo permit from the Office of Buildings - I did not have to submit this permit nor did I need it approved to obtain the letter, only to fill it out and sign it to show my intent.

Note: I am aware of online applications like cozy that makes sure they fill out and pay their background/credit check but the applications for those types of software doesn't cover everything I want to ask and Brandon suggested paper applications is the way to go so it being my first rental I'll follow his advice on that but I just need a robust way of doing it.3.

Where I'm going is, while this is not large apartment building investing, it is solid, money-making multifamily, and just 6 days after closing and 4 days after filling up that property, my wife and I have yet another duplex under contract that were closing on in 2 weeks (this one smells.... of opportunity!

Also look into filling any vacancies while you are in the final stages...There’s ways to do it so all the hard work is done and the tenant can move in right after closing.
