I don't think your position could withstand an examination of being reasonable in court, and aside from your conscience, that's all that really matters. 

I believe that if you build it "they" will come; "they" being the types of people like myself who want to be close to downtown and work/school and have a tough skin not to be intimidated by crime stats, or the occasional cop chase. 

Some title companies and title examiners get upset if the ground distance and bearings don't match exactly.

As an examiner or closing agent you understand the intricacies of transactions, and see exponentially more real life deals than in any other profession.

I like buying existing notes vs. making loans because the regulations are less stringent, and I feel that we get to do more due diligence on buying a note then we do in making loans because we get to examine a payment history on top of doing an appraisal, title search and credit check.

There are plenty of books on real estate investing that examine this.
