An example problem statement that I may have stated (and built the software for) in 2003, when I started investing full time: Build a tool for lead generation that collects county records from the county recorder's office (and property card data), finds the recent first mortgage defaults  from trustees websites or public filings for properties that are between 1000 and 1700 square feet, in a neighborhood of 90% like-kind properties with greater than 20 parcels, houses built after 1978, that can cash flow at current rates when fully leveraged.

I'd look at land development as an equity capture tool to generate additional returns. land is a buyer's market in almost every market. you just have to expand what you are willing to do or your strategies.

Than this thing about the exclusive buyer agreement to me is great, and I don’t just say that from an agents prospective, people should be able to see in plain terms what services that can expect for what price and decide if that service is worth that to them, just like every other business, problem before is because seller was paying for buyers services it was opaque, now it will be written out in plain terms for everyone to see, the main result of this lawsuit was to put agents more in line with every other service business in America and increase the number of options for consumers, some agents might be paid more some will definitely get less, I think overall average commission’s come down, but again that’s how every other business operates people compete on price compete on service compete on relationships (I can get a better price with some subs because I’m a repeat customer who pays on time and is easy to deal with for instance) and than consumers can decide who that want to go with and once they decide to have that person working for them of course that person deserves to get paid for the time they put in.

Current systems and tools:- Assistant to manage payments, invoices, ensure rents come in and chat with tenants for issues- Melio for vendor payments- Baselane for banking - separate accounts for each rental and deposit- Google sheets for Income and Expense reporting- Azibo for rent collection automation with late fee automations- Drive for my leases, SOPs, and documentations of tenants move in/move outGoals of improved system:  ensure I have a read out of how each property is preforming month over month, check on big expense items, ensure vendors get paid, mortgages get paid and rent is coming in, generate APY on float and savings for any big CapEx that comes up, and make my life easier come tax season.Is there a single software people use or what do you do for your business systems to optimize all of this?

I am a strong proponent of what I refer to as proactive asset protection but its not promoted because its not the revenue generator that other asset protection services yield.
