I know that they say if the deal is great that lenders will be more than OK covering 100% but I feel that is for someone that has had experience already.All questions, answers, and/or criticism welcome. 

There were a lot, I mean A LOT, of minor repairs that the previous owners had told them weren’t deemed critical.

I find allowing small dogs is critical.. if its allowed at your condo.also you may want to ease up on all this up front and just run you credit and background600 ficos are going to have a tough time toeing the line. 

As a real estate investor, it is common to get criticized for investing in real estate versus putting every penny in the stock market (especially from financial planners who want that trade commission/fee).

Hi BP community, I was wondering if anyone could advise me on how critical is it for a property to be inspected prior to closing that requires complete renovation regardless (the property is a complete shell and currently not even close to living condition).

Maybe push for a year lease, but I wouldn't consider it critical.

To me, the next 6 weeks are dead critical.

The boots on the ground were critical to this being a success.
