For buy and hold, strongly believe you must have cash flow either immediately or in the viewable future (say, by raising rent, changing tenant, or otherwise optimizing the property)I have to disagree with Carlos Garza's example above as it does not allow for the beauty of the tenant paying down your principal regardless of the appreciation/depreciation, nor does it contemplate raising rents over a 5 year period.

Hi, anyone who has filed (or even contemplating) bankruptcy can not dispose of any asset until the bankruptcy court approves the disposal.

so far i have never done business under business entity, but am contemplating that, if its not too late. what i dont understand is how does one build a new businesses credit, if their personal credit is a mess already?!

A few reasons for low supply are... after 2008 building rate went down and at the same time now people that maybe where contemplating buying they wont do so because their new house will cost them more with this interest rates.

In the early stages of contemplating this purchase, we were hesitant because the NOI was nowhere near where we wanted to see it.
