The preach of 3.5%-5% down is irresponsible without the bolded condition of know your numbers, don't over leverage, have contingency funds and plans, DONT OVER LEVERAGE.Legitimate good deals are far and few between for most people and agents so they make a lot of BS excuses to justify a bad buy as something decent, they are wrong and just in denial as it highlights there weakness to perform in the market.

There are always weak operators, outdated business models, models meant to be online only, models meant for warehouse rent per ft versus retail, etc. that won't make it and that goes for any cycle of the economy and asset class.

Sounds impressive enough...While the tenant will be able to use the hex key to get out their first one or two grease jams (after which they become properly receptive to your teaching them about not pouring hot grease into their disposals), the Allen wrench is way too weak to do real damage to the disposal.

@Joseph Gomez the real estate exam is a pretty straightforward memorization and multiple choice answer test, so I’d just recommend studying and taking practice tests.The usual advice applies - if the practice tests show that you’re weak in some areas, then spend extra time studying those areas until you’re not as weak there any more.On your last question, you’ll want to check out multiple potential brokerage’s and ask what kind of training or support they have for new agents.Sometimes they’ll be able to connect you with an agent in their office and you can help that agent out and learn at the same time, such as by doing showings for them.You could also volunteer for “desk duty”, which is literally sitting at a desk in case any customers come in.
