CP to my knowledge is short for "Certificate of Purchase" which just basically means what Ned said; that it includes the totals of original taxes owed, interest and any fees.

So now I have to get four siblings to sign everything to sell this property and if one doesn't then the deal is down the drain.Now there is a bunch more paper work needed to complete this deal, I needed an affidavit of heirship and death certificate, and everything has to be signed and notorized by everyone.

I've negotiated jv agreements down to who does what and when, like Party A will pay for all development costs, party B will pay for all operating costs after construction is complete and certificate of occupancy is issued, party c will contribute the value of land as imputed capital (as determined by an appraisal) and zero cash.You'll do the same for returns.

Make sure you view the "general information" and the "certificate process".You don't need to know everything there is to know about investing but you do need to know everything about what your investing in.Things to watch out for:Minimum depositesDates for all cut -offs for money and bidsThe starting interest rate on the certificatesTypes of auctions (bid down, premiums, ect)Do you have the righ of ownership if when the redemption period is overRedemption periods*note* If you don't know the property you are bidding on, don't bid on it.

After doing research on some of the vacant properties I've found, I checked the property tax history for them and see that someone has already purchased the 1 yr tax lien certificate on these properties.
