Not sure if it covers your area or not, but it's a good start even if it doesn't.Find out if your area does them in person or online. 

While I would love to keep it for just us, having rentals to cover the full cost of carrying the property has been great.

Most agents are 1099 with no salary or benefits paid by their broker (most actually pay their broker to work there), and those occasional big commissions have to cover all those business expenses.
