Loan to value ratio: The higher the loan to value ratio (LTV) is, pricing takes a hit.

However, we are able to offer this type of financing internally with our own funds on a case-by-case basis, taking into account the borrower’s profile, the property’s condition, and the scope of work.

I'm happy to rent in a C-class area, even though it can take some work to stabilize a property.

If it was discussed and just a typo and its a good tenant it should be fine but some tenants would definitely take advantage of this.

Or are developrs hesitant to take the leap? 

Short term it is difficult to make the numbers work, the cost of new construction and the time it takes to zone-plan-build are usually the main reasons why private investors stay clear.

Congrats on taking the leap! 

But I do not buy bottom barrel properties in bad locations (busy roads, crime, eye-sore views) instead I focus on making a property one that the average modern family will want.
