It's not a trade off, it's a recovery. 

In my state the state itself has a recovery fund for instances where licensees do wrong and harm clients.

The conversation will be bifurcated though, with it being a big deal in some states/ municipalities that have seen a net outflow of ppl and/or closures of business without the associated recovery and while ppl from other areas have no idea what the other group id talking about. 

Some ideas include: - Buy 3-4 SFR long term rentals in an affordable area like St Louis - Buy 1 SFR long term rental or short term rental in a more expensive area like Texas or Georgia - Do 1-2 house flips at a time in Texas or Georgia with leverage - Save the money and wait for a correction in the real estate market - Buy a NNN commercial deal at a 6% cap rate and earn $500 per month passively - Put all of it into the beat down stock market and wait for recovery

Lenders are hungry to approve loans and get them on the books before the Fed raises interest rates again and stalls any chance of recovery. 

How has the stimulus helped with the recovery process?

Plenty of great athletes around here that took time during the off season to study, learn, practice real estate. 

Now he’s a sophomore but I’m waiting one more year for his maturity to put him and 3 more athletes in the house.

I'm in recovery, haven't had a drink in 3.5 years. 

Looking at some of the markets that I am familiar with (meaning places I have lived in the past 10 years - and there are several), home prices seem to be significantly higher, even when looking back only 3-4 years, well after the housing bubble recovery.
