Closing costs of $4,618 are the following: Underwriting fee $495, Appraisal fee $700, Credit report $33, Tax service $109, Lender's title insurance $543, Title settlement fee $434, Recording fees and other taxes $300, Prepaid homeowner's insurance premium $780, Prepaid interest for 15 days $254, Escrow homeowner's insurance $130, Escrow property taxes $840 (we normally don't escrow anything, so that in itself is annoying).

Had tons of showings though and none one really complaining about price.I did it more as a test then anything, I'm hoping it'll rent fairly easily now that the updates are done (it was previously pretty outdated)...It's over by 85th and Ward Parkway which is also little annoying because it's right on the edge of the more desirable areas, but it's bigger and good quiet neighborhood so we shall see haha.

FWIW if there is any area in the East Bay Area where annoying nosy neighbors are MOST likely to report any actual or perceived zoning violations and throw your plans awry, it is without a doubt Piedmont.

That is the easy part.Contractors and subs will charge a premium because everything in town is annoying (permitting, disposal, inspections, etc.).I don't know enough about the property to give an opinion, but sprinklers are often required in 4 or more unit builds -- I am dealing with adding sprinklers now and it is not fun.
