I'm considering purchasing a property that could be used for events and corporate or lifestyle retreats (yoga, relationship coaching, team building, executive getaways, maybe weddings) so it may be a little off the beaten bath but could also be used as a nightly rental or a monthly rental.

Also, I would caution you about being too wed to $/sq ft as a metric.

Tack on the cost of wedding and an actual mortgage and you're forever a slave.
