No doubt this guy will perform top notch work but after respectfully grilling him on prices ($3/sq ft for click lock laminate flooring install - I can install 200sq ft per hour myself, 350sq ft per hour with a helper), $3/linear foot for baseboard - ehhh...chalk it up to post-Harvey inflation.I sent it out to estimate again, my drywaller/painter came back with a decent price and we're moving forward. 

Paying a professional painter/demo/landscaper to work on a 90k property may not give you the return necessary to justify the added expense.There are 100 more tips but those are what I see our most successful flippers doing.    

I personally prefer to do painting first, as the painters will be a lot cheaper if they don't have to worry about covering and taping floors

Example, you are picking up supplies for the LLC, say paint, in the LLC owned vehicle to take to the house for you or a contract painter to paint it. 

A decent painter charges more than that.

It can work very well once you know the area and have a support system -- great agent, inspector, painter, handyman, property management, etc.

Around here for example, an "apartment grade" painter is going to charge me $200 per day on the job, and a house is going to take a couple of weeks to paint in and out with 3-4 guys working.

We did most of the work ourselves on this, but did hire a couple of painters to finish up when I needed to go back to work (and we also hired flooring installers).  

I have a painter, we could give you a fair price based off above criteria. 

(I estimate because of my experience)....Depending on the property, the contractor may only do certain portions of job...last project..tile guy, painter, granite counter, carpet..all different...My way, but so many ways to do it.
