I know things are different all across the country and back east you rely much more on attorney closings etc.. but out our way attorneys do not your not going to sue for a right of way .. as there are is not a necessity ( IE You have street access) and you have not been paying the tax's I doubt.

Check Tellus, it can block partial payment and I know this is a great necessity for all the landlords. 

So applicable in this business, failure is a necessity to learn.

A good cordless drill is a necessity.

Bathrooms and kitchens have never been updated...I attempted to price accordingly for some equity knowing some improvements will be desired, but not a necessity.

After that agreeing to add the guest to the lease and increase the rent if you feel the necessity.

I don't have rentals in OH or MI where it gets below freezing so some of the items of necessity for you are non applicable to me.
