We don't just change sheets and scrub floors, we deep clean the kitchen and bath, wash windows, vacuum every square inch of floor, use lint rollers on our sheets, water plants, organize books, dust the blinds, wipe down all hard surfaces and couches, and more depending on how messy the guests were.

One day my three year old daughter and I were just standing in the living room getting ready to go somewhere and a golfball shattered the window behind her, leaving her with cuts and the ball missed her head by a few inches.

lot values will generally be 1/5 th to 1/3rd of the all in price dependinglower number for lower end values higher number for 1.5 mil and up... so for instance in our day to day world if I have a product going out the door right now in PDX or CHS market were we are currently active I want to hit  1/4 for the dirt or less... we have 360k product in PDX all in is 75k on dirt this leaves us with our build cost here at 15% profit on GROSS. in CHS  we can go a little higher on dirt as building permits are much cheaper there and sales prices a little higher.. so 100k for a lot for 375 to 425 is fine.. and then of course anything that is less expensive works.. but those are rules of thumb most builders use in most markets.

AND we had to use the glass sink due to it was a 18x18 inch vanity only one that would fit with PIUS, and their vessel sink was not something that went well for this house.

The mold was inches thick on the walls and the ceiling fans looked like upside-down tulips.Here's a picture from a local house where the basement flooded after the power was turned off and the sump stopped pumping out...Notice the fan blades drooping...

The floor between apartments is insulated with 6 inch fiberglass and one layer of 5/8 drywall.Does anyone have any suggestion on sound buffering between floors?
