I’m new to investing, and would love the opportunity to assist (time-wise) in an investment deal somewhere in the Coachella Valley, in California, so that I can learn how and what to do.

Hi @Carrie HallenslebenStrategy wise, I would recommend against "borrowing short" to "invest long."

These will all help you know if you are making a wise choice or not.

Your tenants will likely have children and when they leave all hardwood floors may/will likely need to be refinished.At $2200/month on a 350K property you will not likely have much if any positive cash flow so it would be wise to keep your expenses as low as possible.

@James Wise That option would be ideal, I am just worried about finding the right multi-family in the short amount of time we have.

Also, insurance wise, the buyer will still pay, but I will be there first beneficiary in the case of a claim until the contact is fulfilled, and that will cause me to receive all copies of insurance bills, changes to policy, etc.
