It taught me what NOT to do.

I'm here to inform others of What Not To Do and to avoid mistakes I've made. 

I'm guessing you had childhood friends whose parents "moved to LA to become an actor" and whatnot).

[definately, the fact you went to law school and passed - rockets you up on any resume. use that to your advantage] get good at contracts and deadlines and what not and you will be well ahead. in terms of how you execute and what advice I would have to check with the legal hotline with the CA Associaton of Realtors legal hotline]2) Should I focus on a specific area of real estate sales because of my background such as probate sales or short sales, or something else I haven't identified?

I am planning the reno now to be ready for when it's time to get to work, and I keep flip flopping on what to do and what NOT to do.I've read about "over-rehabing" and I don't want to get trapped in it.

I like checking out walk score which provides a lot of good information about neighborhoods and what not.  

Go to an agent who will look out for your interests with regard to the contract, earnest money, local practices and what not. 

Once going to the property, prospecting, taking pictures and what not, I'm sure I'd have a better idea of what direction to take.

I now know what to do and what not to do and what i didnt do enough.
