Folks need to be very careful getting advice off the internet from those dealing in notes.I could chime in Ken Rishel who does lending compliance and ask him this question:How many dealers/brokers are in full compliance with regulations?

I suggest that you use the money available first to set up a proper structure with an attorney, the DIY stuff off the internet accomplished by unaware newbies will usually be inefficient or improper or mismanaged as a result.

You can buy on the internet at sites like loanmls.com or you can buy from a note seller or by wholesaling from a homeowner that is involved in a lease option or subject to or land contract situation or one of the note schools.
