So if you ever buy a home and the appraised value comes back in very low ( make sure to verify with other legit comps that the home is worth what you are contracted to buy it for ) you could file a BBB complaint and possibly get the value corrected. 

It all varies by lender.As far as the process goes, you and the property would be underwritten in a similar way as a normal loan would go to verify the ARV of the property and your financial situation as well. 

I verified the garage door safety sensors work just fine and the last tenant of 2 years never had any issues.

If you were employed in the past for any property maintenance role.In case of already rented out property, 75% of the verified rent amount is considered as rental income.

Of course, verify your situation with your CPA/Legal.
