Hi all, was wondering if anyone has or intends to file a claim in the residential real estate broker commission anti-trust settlements.

Aiming for conventional and not a DSCR loan due to costs and the higher down payment requirement for the latter.With that said, I'm curious to hear your take on what the most cost-effective & efficient approach would be to source a down payment.

I would give the lender a 1% origination fee and payback the interest on the loan in 2K/monthly payment.

I came back with 42k, but told him to take off 3k from the down payment.

My question is since a lender is involved and I will be drafting up a contract how do I protect myself as to once I hand off the home he doesn't end up pushing me out (there is no sign of such and there is trust but this business)?

While the tenant is the one staying in the property, the lease is in the company’s name since they are responsible for payment. 

That way I atleast saved interest payment on commission to be paid for which minimal service was offered.

@Kevin Lorick this is called trust accounting and is very common for residential property management.

We did a second Land Trust deal with another local company as trustee and had absolutely abysmal service.
