Smaller ones are filling up within 12 hours and the large unit they left with 2x 5 gallon water jugs to empty into AND a catchment below....because obviously the sellers knew that it fills over 5+ gallons in just TWO DAYS.We have had to get a structuralengineer in who has noted other water damage throughout the basement (unfinished) that was hidden behind sellers boxes and personal items during our inspection.

I like the sea glass connection but you could also do something else with less risk of offending various groups of people, like fill an empty sea glass wine bottle full of actual sea glass (as a decoration obviously, or maybe fill it partway and ask guests to collect more sea glass and add to the collection if they want to, my kids would love that).

I can see doing this for kids or close relatives but strangers.. dont think so.. to me its just another one of those totally grey areas that maybe legal but ethics come into play.. artificially raising someones credit ??

Here is an example of a recent project I was able to fund.Purchase Price- $35,000Rehab- $30,000Arv $100,000We funded $25,000 @ purchase and $30,000 for repairs for a total loan size of $55,000.If you're living in the midwest I think that there are great opportunities to purchase 2 to 4 unit properties and rent them out I would stay out of Illinois the tenant laws are not favorable to you as a landlord.

Total rent between the three is $3200/month.I have an adjustable 20 year mortgage with a balance of $100,000~ at 4.95% that is set to adjust in 2026.I also have a HELOC on that property at $180K~ with a 9.75% rate.
