It’s in my rental agreement that if they fail to make their final payment by the deadline I keep any funds paid to date and resent the unit.

He said it would be more efficient and then offer both ac and heat.Another friend told me mini splits have a tendency to fail.

I have had an interest in real estate for sometime but failed to take action until recently.

(Currently switching all failing appliances to stainless, no repairs), A new fridge or washer/dryer can make all the difference to a tenant looking for a place to live.  

However,  some of them  -not all-  push products many investors don't need and fail to explain the real risks they will be facing. 

Does anyone know what the options are to replace failed leach fields? 

I wouldn't buy a park with a lagoon unless you have a clear exit strategy for when it fails: city sewer available and affordable connection fees

I just don't have anything to rent to them.Denial means they failed to meet your criteria.

So find a job you can climb the corporate ladder in for the next 10+ years and heed the general advice, or take a risk knowing that if you fail you won't get another chance with a bankruptcy or more.
