I think DFW can sustain the increase, personally, so i don't think a bust is coming soon, but i do think there might be a market readjustment for MFH if a large portion of investors start substituting to SFRs or other vehichles instead of MFHs.

We all agreed weeks prior to just terminate the contract at closing (to avoid any potential PA transfer tax implications for substituting my LLC) and sign a new one in the name of my LLC.

Since cap rate is really only appropriate for larger residential income properties, GRM becomes a good substitute.

If the buyer doesn't want to do a seller finance, can you just buy trust deeds during escrow to substitute for it?

(substitution of buyer, place offer in your LLC and sell LLC, adding end buyer to your contract and then quick claiming your end over on closing day, etc.)With REO's and short sales, it is usually a more simple process to use transactional funding, but you incur 2 escrow costs and the cost of the transactional funding (2 points usually)
