I've built my business plan for 2025 to go after Cash Flow first, appreciation second, in B and C+ areas. 

I would always run your numbers to make sure the DSCR is good and it cash flows and buy what will benefit your business.

Sometimes even 7 or 8% lenders are had to find for 3 or 5 years much less for 15 or 30 years. exactlybut im sure its possible because people are doing it Possible yes, but there are a lot of complexities and moving pieces - this is generally the lending business model, not a simple "arbitrage" glitch or easy scheme..

Real estate is  a difficult business and getting things consistently right is not easy. 

Cabins are a different beast, I have 10 at another campground I built- Broad River Campground located in Mooresboro, NC (Has Cabins/Domes/RV Sites, Tent Sites)Cabins are sexy to talk about for sure, but you are now entering the hotel business my friend.

My wife and I got in the rental property business a couple of years ago, having two small condos in our portfolio. 

Really just a young and eager guy just trying to get to know the business. 

@Ed Hoffman, I believe for an entity like an LLC to do business in a state outside of where it was formed it needs to register in that state.

Do I give up access to transportation, restaurants, cultural activities, doctors, emergency medical care, religious and business activities, vet care and maybe more, to live in the country on my ranch or on the beach in a beautiful country, or do I keep access to all those things and live in the city? 

My assumption is that it still will be better to purchase in my name (better loan terms, ability to put 20% or less down, and I'm already pre-approved) and move to an LLC, but this seems like a steep cost of doing business.
