The property was listed with a workshop, in taking a look I noticed it was separately metered, had plumbing and sewage hooked up and was looking good as a candidate for an ADU conversion. ~630 sq/ft.I've confirmed that it meets the requirements for the city and have appointments with teams to discuss plans and get bids for the conversion project.

Again, not a lot $$$, but it's something you can do ANY TIME and won't cut into your main job.If you did just those few bullet-pointed items during a week, you would see an increase of $100-200 a month; it may not sound like a lot of money, but that's an additional $1,200-$2,400 in a year.Good luck, and I hope you do some of these things that people have so generously taken the time out of their busy schedules in an effort to give you very reasonable suggestions to increase your intake of money.
