So I wanted to make this post to help inspire those who are interested in real estate, and also for those who've already made it to look back and smile at the memories I'm sure they have!

You should see the smile on his face.Not all markets can do this though.  

When the main presentation is over and it's "networking time" I simply look around the room, find that person, grab a chair, plop it down in front of them with a smile and say "Hi I'm Jason!

Regarding the list, each jurisdiction is different so maybe someone from Tennessee can answer that about the sale. as to direct marketing, yes you can market to them (we actually talked about doing that during my last investment class - smile) and one of your acquisition costs would be bringing the tax current.

So ... imagine me smiling every time I write something.

Been using this banker for 6 years now and he smiles when we visit him.If I see something I want to buy I call and he gives a verbal...usually...that he's good for it or not.

Thanks I would smile and thank them for coming and cross them off your list.

I told him he was wrong for that but he just cashes his checks and smiles lol.

And once full, I can take on all the benefits of development by expanding one building at a time.....just some food for thought.As an example, I just today got home from a 4 day trip to Florida where we closed on and did a full throttle Operational Overhaul....now I simply get her full and we will be smiling from ear to ear.
