And although I agree with the sentiment on this thread 100% to save money when possible, I disagree 1000% saving $997 if the product is actually good enough to save you a few headaches in the long-run.

Hey Tara,Definitely echo the sentiments on not falling into "analysis paralysis".

Lots of good advice in here already, and I would definitely echo the sentiment that a perfect BRRRR is very difficult to come by, and is one of those unicorns in REI that everyone seeks out.

While I tend to share the sentiment that I would never pay, I would probably do the same if I were a private landlord AND there was a scarcity of rentals in my area (if the rental market were saturated, I would never go this route as it would be a complete turn-off and renters can easily just move on to the next property). 

Similar to you I have received the same sentiment when talking with agents/brokers.

But with a publicly traded REIT, you cannot simply pull out consumer sentiment and the daily trading volatility, because it is inherit in the investment.  

That being said, outside of a few "sentimental stocks", I've not personally purchased stocks in the past twenty years.
