It seems like a small company, which is ok, just wondering if there are quirks or if it works well and is robust. 

All these small details are showing direct real estate investment is even more robust than the actual economy.

Unless you have friends or family that REALLY believe in you on your first deal, you're going to need a robust track record of operating successful fix and flips to have anyone give you money like stated above.

We use Docusign, but this may be more robust and/or more expensive than need be if you are only doing a couple leases a year.

Buildium keeps coming up, but is that too robust or expensive for us? 

I'm trying to build out a robust deal analyzer/performance tracker spreadsheet for small multi-family and am trying to think through useful metrics. 

My Why is what drives my motivation and keeps it on track and my WHY is this:  TO PROVIDE PREDICTABLE, SUSTAINABLE CASH FLOW TO FUND A ROBUST RETIREMENT UNTIL I DIE.  

We sampled Yardi and buildium as well when we started the company years back and Appfolio was by far the most comprehensive and robust.

As a result, Atlanta has a diverse and robust economy, with strong rental demand from the 50% of households in metro Atlanta that prefer to rent rather than buy.

If the answer to either question is "no" then you need a more robust plan.
