After earning my trust I let him start on the big job, I am also an OFS investor so I was gambling by not being there. first couple of weeks he was updating me every other day. all of a sudden he ghosts me. no calls, texts, or emails. what should I do in this situation?

So the cautious in me wants to invest in homes, or triple-net, make a SAFE 5%.......but I also keep wanting to gamble on this one.    

Most RE investors don’t bank on appreciation as it’s too much of a gamble.

Call it a calculated gamble that could be the incorrect choice. 

The tenant agreed to walk away leaving all the FF&E which I had gambled would be worth something. 

And I know BP is 90% about rentals/ landlords  cash flow  appreciation is gambling all that stuff..

@Richard Davis It’s all a gamble.

Your numbers have to work .plain and simple .Buying a property in a rough are just because its cheap , then fixing it up hoping it will rent isnt investing , its gambling .
