I forgot to mention, it's meant to be turnkey so they manage it, and their split is 10% of gross income before all costs and debt service etc. 

Is there a no win / no fee type of service I should be searching for?

Either way, it's just part of the process.I have been doing this for more than 30 years and my last four non-syndication deals that I was fully under contract on have all failed for various reasons.

However, I just received a text alert that I must agree to their new Terms of Service by 10/7/24 to continue processing payments. 

Water heater 12 years to replacement (may need some service before replacement).Recognize many cap ex items are years away.  

Full service property management would have been a great asset to save time and headache.

My only experience is with non-payment of rent, and to me that's very cut and dry.

Now if rents can go to 1,100, different story.Value is based on Net Operating Income, and lending is based on Debt Service Coverage Ratio.Gino
