I currently have these homes in my personal name, but have been debating whether or not to create an LLC for these rentals.I am in no rush to do this, and I have heard the argument both ways on leaving them in my personal name vs forming an entity, so I am looking for any advice the community may have.

To add additional context, I would personally be more willing to sign my name onto a $6M mortgage collateralized against a $10M asset in an "A" market that has historically low vacancy rates, no deferred maintenance and is located in a stable market with a rent roll that covers the debt services and operating expenses with reasonable cushion for reserves than sign my name on a $90,000 loan collateralized against a $100K property in a C/D unstable market with high vacancy rates and where capex will disproportionately impact operations.

I purchased a tax lien that was sold the next year with a “warranty deed” The lien was for 2022 taxes and the deed was transferred in 2023. prior to the transfer there is a long history of tax sales and different names paying taxes including a previous investor. how far back does the line of interest go and would the previous investor be considered someone who “holds interest” in the property?
