I already know that your tax pro will say "no" to depreciating light bulbs and repainting in between tenants (& they will LOL at the notion of depreciating a $2.50 light bulb), but start the "fight" there so that when you're done "meeting in the middle" maybe the new carpets and new water heater get "depreciated" instead of being a "repair."

My goal is to NOT let the seller see what I will be making on this deal because he has an "extremely light fuse" (sort to say) that can explode and just walk out on the deal seeing that I'm walking away from the deal with 3-times more than him.

@Samantha KleinI did this last year with Ceiling fans, lights, and bathroom vanities (bought 6) and appliances used everyone of them...Last vanity going in next month..
