Communication is key, be very clear about what your scope of work, budget and timeline is for project.

That is a big key to efficiency… and the more units / calls you have, the more these vendors take care of you because they know how much business you give them.

It also allowed me to act as a "cash buyer" when I went after the 6 plex and it will do so into the future.The obvious key to this strategy is that you have to be able to buildup to a large enough HELOC.

There are definitely some key points to consider with this though such as Income Verification, References, Terms and Conditions that I would recommend having.
