Unless you're going to be putting in 6% of the early mornings, late nights, stress, sweat, injuries, and headaches as I had to endure while renovating a property; you're not getting it.

Once you have something you like, you can buy a real, official fixture that matches the prototype, and build it in and wire it up correctly.For 2), everyone has pretty much cited the reasons - it's irreversible, and you *might* get some soot/smoke marks right above the fireplace.  

Roll those dice a few times and eventually you'll lose big whether it's a lawsuit for an injury on your job, getting shut down and having to redo a bunch of work, finishing a place and not being able to sell it since it's unpermitted, etc.

Most likely the state where the property is located is where lawsuits would be brought if they are something for personal injury like a trip and fall or something of that nature because the “cause of action” arose in that state.

The three stool legs which support a successful lawsuit are: (1) legal liability, (2) injuries, and (3) recovery.

Potential problems:- High cost of maintenance & utilities, especially with older buildings and machines- Theft, personal injury claims and other insurance problems- Competition from other facilities or in-building laundriesAnother problem is getting accurate financials.

Personal Liability:  For claims due to Bodily Injury or Property Damage that you become    Liable for and which is covered under the policy.
