Job history & income requirement- are they clearing 3x the monthly rent in take home pay minimum?

A complaint with HUD must be verified by an intake worker.

In CA, the state department first does an intake with someone who has filed a complaint to be sure their complaint is legit.  

I would be in taking within as soon as possible.

Ken's right about finding out if you and the seller are in the same ballpark, although his numbers might not work for you depending on your investment strategy.Ask them what they NEED (not what they want) for price, and if you're interested in taking over their mortgage, ask what they need per month too.

It doesn't work exactly like that (average daily balance, time you put the money in/take the money out, etc...), but the point is that you cant do the same with a mortgage because you would need to pay money to get that excess money out.

Etc.We rent to some folks who don't have experience in taking care of a house or an apartment and figure that if they don't know this stuff then it is okay as long as they are willing to learn.

If you could reroute the return to intake air from near the ceiling of the top floor, it may help circulate the warm air out much better.
