Additionally I tend to get first looks from developers, direct owners, and other brokerages before stuff is listed because they know me and that I screen buyers and make sure they have the ability to purchase and are not flakes and time wasters.  

She's also not too tech savvy (neither am I), and doesnt know how to research this stuff very well online - especially for her country.We are looking for help to acquire a short term mortgage to secure our retirement home.

But, if the LLC can't pay, you might only get its assets, not the members' personal stuff.

It's a good move to keep things separate – set up a business checking account for your rental income and expenses, and maybe a savings account for unexpected stuff or future upgrades.

Your argument is like stating you shouldn't have any amenities, arcade games, pool table, etc.. because a guests may spill stuff on the arcade machine and ruin the circuit boards or a guest tears the felt on the pool table and the next guest is not happy.  

I am pretty lax about stuff like this; it wouldn't bother me. 

Go for the easy stuff.
