Something to keep in mind is that if you have 50k liquid for your next property, you really have 35k to use for a downpayment and closing costs.

Our supply of homes for sale on the MLS has been steadily increasing for several months, so I don't anticipate that price will start to increase until later in the winter.Right now is a great time to buy, with less competition it's a lot easier to get seller concessions to cover closing costs and interest rate buy downs.

Then we had to close on the new property within 2 months of the beginning of the lease on our current property.So closing in Dec, lease on current/old house starts in February.

There are ups and downs, and as you have been in business for 9 years till you closed it, there are unexpected turns, or expenses that you really do not see around the corner.

They would also tell you when to get out and how to close out the vertical or calendar spread or whatever you were doing.

It is in an enclosed gate area that can only be opened from inside the fence so I'm leaning away from using it as storage space while I have other guests staying there.

It wouldn’t cost much of anything for my guys to grade gravel and fence the lot.

It is an ideal location (close to downtown, med center, U of H) and there are many upgrades throughout the home.
