They bought that land and at the closing they were nothing but complimentary to my broker of the job I had done and how much I had helped them out (this was back in the 90's before internet real estate AND cell phones).

However keep in mind you now have 2 payments not one.If its your first deal, I always recommend starting smaller, flip a few cars, a few rvs, a few cell phones.

Even adding other minor monthly 'debt' like cell phone bill, utilities, etc, it doesn't move the needle much.Most scenarios that tout 30yr over 15yr use a very similar interest rate in comparison, however we're talking almost a complete point difference.
