A lot of times the contract period is actually when an agents expertise and experience is the most valuable to a buyer.

I would just add that the West Eighties neighborhood is bound to experience some appreciation with being sandwiched between the Tremont and Edgewater neighborhoods. 

In my experience, late payers often become non payers; so, I stick with the practice above.
