Be sure to check with the title company and your lender that it is ok to demo any structure before a loan is issued.

If the floor is humped you can repair the spot effected by demo and replacing  and then sanding entire floor.

Found out there were "code issues" on the property, yet the buyer would have been willing to DEMO ALL structures, JUST to appease code enforcement & get the land!!!!

Either do as @Tom Mole said and just demo the lower, or demo and do a rebuild of the upper to make it big enough to take up the space that the lower occupied.

If your doing a lot of demo some of the other filled units will probably move out due to the inconvenience any way.

The demoed down to the studs, then left the house standing long enough for people to break in, have parties, squat and wreak general havoc.
