If it is, you'll have more demand and can command a higher price for rent or sale.Tax rates - Higher taxes will lead to a lower ROI all else equal and it might be easier to find better deals in a low property tax area.Hope this helps!

Now, all this is amplified of course, but that is really what a blanket law is doing, it is "commandeering" a business by force of law and utilizing it's resources with no compenstation, actions that typically require a very specific set of criteria and are rarely used in the history of this country.Now, it's probably best for your business if you CAN work this out, to do so, but to have it thrust upon you in a "one size fits all" like the ridiculous examples above, that's where the problem lies, and a sad reflection of whom we have elected over the years.

We also add central air to rehabs, as it commands much higher rents.As an aside we are stuck with a MF with 5 units on an olde NG hydronic boiler feed, a 70 gall HW tank & 2 NG dryers & the total NG cost for 2020 was $1700.

Presumably, the first floor should command higher market rent as it has a separate living room, kitchen, and dining room and the other units would have eat-in-kitchen.Monthly expenses: assumes insurance and property taxes based on the realtor.com listing as well as 10% vacancy, 5% repairs, and 5% capex.
