I've been doing this a decade and a half and hate short term leases, however, in this climate, if a tenant is not paying I will choose not to renew the lease the following month and tenant is now a holdover tenant versus just a non paying tenant.

One thing I like about working with Diane is her ability to look at a place with an investor's eye - looking for the potential big capital expenses and being able to give a ballpark estimate of repair costs when walking through a property.On a note about the general investing climate here, realty prices on the market are often too high compared to rents to find turnkey investments that cash flow.

For some reason, NYC landlords don't seem to look at these programs any more favorably than they did a year ago and I'm curious to know if thats the general consensus around the country.My question to the community is: does this current economic climate make Section 8 and other city/state/federal program recipients MORE attractive as prospective tenants?

In my opinion I'd think that smaller value properties are MUCH easier to dispose of, especially in the current climate.

It won't be feasible to convert to a unit in our climate and with the extensive amount of money it would take to run plumbing and power to the garage.
