I don't do all the work on my properties any more, but back when I did I conservatively estimate my labor and knowledge added 7 figures of value to my portfolio, money I would have otherwise had to obtain elsewhere for the same results.

Once that amount is adjusted you'll have a loan payment updated based off of the rate and terms of the loan. 2) In you long-term expense estimates I don't see any assumptions for property management (7-10%), repairs/maintenance (7-10%), and vacancy (5%) so I would re-run your estimates based off of new expenses.

We know inflation is sticky at 3% hence this year ratereduction would be less likely.Rent Growth is 0% in the last quarter.Bid buy-sell spread is around 100-150 bps.With supply coming until 2025, my estimate is at least zero growth to 5%-8% decline for multifamily.For Residential, you could check Lance research, it's pretty amazing research, the appreciation curve really depend on location and in particular , supply/demand/DOM factor.
