NJ PRO-Landlord Towns (New Jersey)

For instance, I hear Jersey City courts lean to the landlord (relative to other NJ towns) since the town is growing so fast and courts can't keep up with all the frivolous filings, and the mayor is pro-development whereas towns like Union City are very anti-landlord due to gov't keeping its majority voting block comprised of tenant-lifers in rent-controlled buildings.

How to work around strict STR laws?
11 August 2023 | 65 replies
It plunks a commercial hospitality business into residential neighborhoods.I have seen this argument made before but 1) I consider all rentals business operations (even when they are not ran as a business) 2) I challenge you to find any major city that had anything in their rules prior to anti STR rules that distinguished a short term stay versus a longer stay in terms of zoning, etc. 3) The thing that separates the hotel and makes it commercial is not the length of stay.

Mold issue
9 April 2013 | 12 replies
This is NOT a DIY project...You'll may need to remove the sheetrock and flooring, use an anti-microbial to kill the existing mold, use dehumidification to dry out the area, scrub/shave the studs to remove spores (if the mold has penetrated the studs), etc.The costs could be anywhere from $2000-10,000 in my experience, and each contractor will probably give you a different idea of what needs to be done.

Which banks are investor friendly?
24 February 2020 | 2 replies
Banks such as Bank of America aren't necessarily 'anti investor' they just don't want to do such "small transactions", when they could focus on the larger loans that make more in interest.
